Prepping for an Open House – Go Pro-Active

Everyone does open houses, and most agents have a traditional approach to the process.

Typically an agent will determine a date and time, place an ad in the Sunday paper, put out the open house sign and wait in hopes someone will show up.

I prefer to use the open house as a marketing opportunity and like to get pro-active to make sure that the event gets the maximum exposure possible.

Watch out for ordinary wear and tear on your Western MA home

Did you know that there are over 144 million homes in the United States and Canada and that the median age is 36 years? 

Odds are if you live in Massachusetts, your home may be much older than that!  When is the last time you performed regular preventative maintenance to your Western MA home?

You should expect some natural deterioration or wear and tear on your property and you will want to budget appropriately so that you can maintain your home and protect the value.  Insurance policies may not cover damage caused by a lack of maintenance, so homeowners should be prepared by understanding the normal lifespan of their home’s components.

The following slides will explain the life expectancy of things like roofs, windows, flooring, plumbing, appliances and decks.  There is also a checklist of preventative maintenance for homeowners to follow.

How to Achieve Financial Freedom

It is a hard thing to juggle finances in the current economy. Many of us have just tread the recession waters and stemmed the tide of financial distress by a hair. Given all of that, it can be difficult to imagine living in financial freedom, but small changes in lifestyle and thinking may be all that is needed to alleviate the stresses of monthly bill paying.

On my daughter’s 12th birthday and the Law of Attraction

Today is my oldest child’s 12th birthday.

She is an amazing young lady, but her momma is having difficulties coming to terms with the fact that she is so OLD! I cannot fathom how we got here so quickly, she was just a bald headed little baby who liked to play with her dollhouse…who is this woman-ish person who is almost my height and talking about college?

I know we can’t stop time from marching on and even though I am struggling with this, I wouldn’t turn back because I am always excited to see what she has in store. She is a straight A student and has been discussing colleges at school. When asked what she wanted for her birthday this year she told everyone, “Money for college”. You see, she has decided that she wants to look into Yale or Harvard. Birthday money isn’t going to put a dent in that tuition!

 

Which brings me to the Law of Attraction part of this post…

 

My mom always talked about “putting it out there”. What she meant was basically the same thing as what we call the Law of Attraction now; when you put an intentional thought, goal, need or desire into the universe then the universe will work to help you achieve the request. I have seen this happen over and over for me and in thinking about how quickly time has already passed, I realized that I will be paying college tuition sooner than I care to imagine. That means I need to kick up my income and luckily I am in a business where the only limitations to success are self generated. Knowing this, I am intentionally asking the universe (and all of you!) to help me get more homes to sell.

I am looking to find people who need to sell their Western MA home. Do you know someone that fits that description? Would you be willing to refer them to me?

 

Do it for the 12 year old! 🙂

Adding a new bill to the pile…My daughter got braces!

Ah, the never ending expenses of parenthood!  Today my eleven year old got her braces and I got a new bill (did you know they run over $5,000 now?!)

She was a trouper and is super lucky because the type they installed are barely noticeable.

I had braces from 8th grade until part way through 12th grade and I can tell you that mine were not “barely noticeable”.  I was the very definition of “metal mouth”.  I had full metal bands on all but the very front teeth and the wires seemed thicker, too.

My daughter is lucky, too, that they start them younger with braces, so she won’t have to endure her entire teen years with them on.  Even though I hated having braces for so long, I am forever grateful that my mom let me have them (it wasn’t quite as common to get braces in the OLDEN days as it is now).  My teeth were a wreck and now I get so many compliments on my smile.  Every time someone compliments my teeth or my smile I say a little “thank you” to my mom for paying the bill and to Dr. Pepek for fixing my teeth.

My daughter is also seeing Dr. Pepek and he has been just as wonderful to her as he always was to me…he remembers everything!

So, if any of you lovely readers have someone you know that wants to buy or sell a home in the Pioneer Valley of Western Massachusetts, would you let me know?  I have to find a way to pay for these braces!
