Why Homes in Westfield, Southwick, and Western Massachusetts Get Showings but No Offers

If your home is getting showings but no offers, it can be one of the most confusing parts of the selling process.

On the surface, it looks like things are working. Buyers are booking appointments. There is activity. People are walking through the house. So naturally, sellers start wondering: if people are coming to see it, why is no one making an offer?

That is the right question.

In the Westfield MA real estate market, the Southwick MA real estate market, and across Western Massachusetts, this is something sellers run into more often than they expect. A home can be getting attention online and in person, but still not getting the result the seller wants.

Usually, that means buyers are interested, but something is making them hesitate.

Sometimes it is price. Sometimes it is condition. Sometimes it is a mismatch between what buyers expected to see online and how the home feels once they are standing in it. Sometimes it is several smaller things that add up quickly in a buyer’s mind.

That is why getting showings is not the same thing as being well-positioned.

A lot of sellers assume that if people are coming through, an offer must be right around the corner. Sometimes that is true. But sometimes the market is already giving useful feedback, and the feedback is that buyers are not quite connecting strongly enough to take the next step.

This is one of the biggest reasons I pay close attention not just to how many showings a home gets, but to how buyers are reacting to price, condition, layout, updates, and perceived value. In today’s Western Massachusetts real estate market, buyers are looking carefully at what a home will need, how it compares to other available homes, and whether the overall value feels right.

That is especially true in towns like Westfield, Southwick, Agawam, West Springfield, and nearby communities, where buyers are often comparing multiple homes in a similar price range.

If a home is getting shown but not getting offers, it does not automatically mean something is seriously wrong. It does mean there is usually a reason. And the sooner that reason is identified, the easier it is to make the right adjustment.

Why is my house getting showings but no offers?
Usually, it means buyers are interested enough to come see the home, but something is making them hesitate. That could be price, condition, layout, updates, or how the home compares to others in the same price range.

Is getting a lot of showings a good sign?
Yes, showings are a positive sign because they mean your home is getting attention. But showings alone do not guarantee offers. What matters is whether buyers feel strongly enough after seeing the home in person to take the next step.

Does no offers mean the price is too high?
Not always, but price is often part of the equation. Sometimes it is not that the price is wildly off. It may be that buyers do not feel the condition, updates, or overall experience of the home supports that price.

Should I reduce the price if I am getting showings but no offers?
Not automatically. The first step is to look at the full picture — buyer feedback, condition, presentation, competition, and how the home is positioned in the market. Sometimes the answer is price. Sometimes it is something else.
