Now is the right time to sell your Western MA home.
There is a pent up supply of closet foreclosure properties that will be hitting the market soon. No one agrees how heavy the foreclosure inventory is, nor do they know exactly when the properties will be set loose, but everyone does agree that they are there and there is a lot of deferred inventory.
What does that mean to a Western MA home seller?
Well…right now inventory is largely “fair market value” property. Meaning, outside of short sales, most of the homes are not foreclosure inventory.
Also, interest rates are great and that is helping buyer confidence.
Bottom line, you have less competition and a ready, willing and able audience right now.
In a few months when the backlog of foreclosure inventory hits the market and keeps coming for time to come, well, we are bound to experience a bit of a supply and demand issue.
So, when would rather sell?
When there is less supply and more demand
