Why You Should Never Rely on a Zillow Estimate Before Selling Your Home

Online estimates might satisfy your curiosity, but they shouldn’t guide one of the biggest financial decisions you’ll ever make.

One of the very first things almost every homeowner does when they start thinking about selling is pull up an online home estimate.

I understand why. It’s free. It’s instant. It feels like the logical place to begin. Unfortunately, it’s also one of the worst places to start. When people call me to talk about downsizing—or as I prefer to call it, right-sizing their life—they often begin the conversation with a number.

“Zillow says my house is worth…”

The truth is, that number doesn’t tell the whole story.

A website has never walked through your home.

An automated estimate doesn’t know that you remodeled your kitchen three years ago. It doesn’t know you replaced the roof last summer. It can’t appreciate the natural light in your family room, the gardens you’ve spent twenty years cultivating, or that your backyard borders conservation land instead of another subdivision. It also doesn’t know your local market the way a REALTOR® who works in your community every day does. Two homes with nearly identical square footage can sell for dramatically different prices because of updates, layout, condition, location, buyer demand, or simply how well they’re presented to the market.

Those are things an algorithm can’t fully understand.


The Better First Question

Ironically, I don’t think the first question you should ask is:

“What’s my house worth?”

I think the better question is:

“What does the next chapter of my life look like?”

That’s where real planning begins.

Are you hoping to simplify?

Move closer to family?

Travel more?

Reduce maintenance?

Free up equity?

The answers to those questions will shape every decision that comes afterward—including what your home is worth and how best to sell it.

That’s why I spend far more time talking with clients about their goals than I do talking about price during our first meeting.


Right-Sizing Is More Than a Real Estate Decision

One of the biggest misconceptions I see is that downsizing is simply a real estate transaction. It isn’t. It’s a life transition.

You’re deciding where you’ll live, what you’ll keep, how you’ll move, what to do with decades of accumulated belongings, when to sell, where to go next, and how to coordinate all of those moving pieces without turning your life upside down.

Pricing is certainly important.

It’s just not the first step.

When you have a plan. That’s when a professional market analysis becomes incredibly valuable.

Unlike an automated estimate, I can walk through your home, evaluate its condition, compare it to homes buyers are actually choosing today, and explain why one property commands a higher price than another.

That conversation is customized to your home, your goals, and your timeline—not an algorithm.
