Stoney Hill Condominiums Mid-Year 2026 Market Update

As we reach the midpoint of 2026, I thought it would be helpful to take a closer look at what has actually happened inside Stoney Hill Condominiums, Westfield, MA, so far this year.

As both a Stoney Hill resident and the REALTOR® who represented the seller in one of this year’s condo sales, I have had a firsthand look at activity, buyer interest, and pricing trends in our community. Because Stoney Hill is a relatively small neighborhood of approximately 80 units, even a handful of sales can tell us a lot about the market.

The first thing that stood out to me is how little turnover there has been this year.

As of late June, there has been only one completed sale in Stoney Hill during 2026. In a community this size, that is a surprisingly small number. It speaks to something many of us already know: people tend to stay once they move here. With mature landscaping, a clubhouse, a heated pool, attached garages, and a convenient location near both Westfield and the Connecticut border, Stoney Hill continues to be a place residents are reluctant to leave.

The one closed sale so far this year was Unit P66. I had the privilege of representing the seller in that transaction. The property was listed at $315,000, went under agreement in just seven days, and ultimately sold for the full asking price. To me, that sale reinforced what I am seeing throughout much of the Westfield market. Buyers are still responding quickly when a property is well prepared, well marketed, and priced appropriately for current conditions.

There are currently two additional Stoney Hill units on the market. Unit E21 is listed at $320,000, while Unit Q71 is listed at $349,900. As always, active listings tell us what sellers hope to receive, while closed sales tell us what buyers have actually been willing to pay. With only one closed sale so far in 2026, it will be interesting to watch how buyers respond to the current inventory and whether these listings establish new benchmarks for the community.

Looking beyond Stoney Hill, the broader Westfield, MA real estate market remains remarkably competitive. According to recent market data, the 01085 zip code currently has just 1.33 months of housing inventory available. For perspective, a balanced market typically carries four to six months of inventory. Homes are selling at an average of 104.9% of the asking price, and the median days on market is just seven days. Estimated property values in the zip code have increased approximately 5.7% over the past year. These statistics continue to point toward a market where demand remains strong, and quality inventory remains limited.

That does not mean every home sells instantly, nor does it mean every property commands top dollar. Today’s buyers are thoughtful and selective. They are paying close attention to condition, updates, monthly condo fees, mechanical systems, floor plans, and overall value. The market remains strong, but buyers are doing their homework.

One of the reasons I enjoy following the Stoney Hill market so closely is that every unit has its own story. Floor plans vary. Updates vary. Locations within the community vary. Two units may have similar square footage but very different market appeal. That is why online estimates and broad market statistics can only tell part of the story.

My overall takeaway at mid-year is simple: Stoney Hill remains one of Westfield’s most desirable condominium communities, inventory remains limited, and buyer interest continues to be strong whenever a quality unit becomes available. While every property must be evaluated on its own merits, the market continues to reward sellers who prepare and price their homes appropriately.
