When Rates Dip Below 6%, Sellers Gain Leverage: A Western MA & NW CT View

Mortgage rates have recently dipped below 6%, and most of the conversation is focused on buyers.

Lower rates improve affordability. Buyers qualify more easily. Monthly payments soften slightly.

But there is another side to this story — and it matters if you are a homeowner thinking about listing.

When rates ease, even modestly, more buyers enter the market. Buyers who were previously on the sidelines may re-engage. Buyers who were stretching before may now qualify more comfortably. And in Western Massachusetts and Northwest Connecticut, where inventory remains limited in many price ranges, that shift can strengthen a seller’s position.

More buyers means more activity.

More activity can mean stronger offers.

Stronger offers often mean cleaner terms.

And cleaner terms create leverage.

Why This Matters If You’re Considering Listing

If you have been quietly asking yourself whether this is the right time to sell, rate movement is one of the signals worth paying attention to.

It does not mean you must rush.

It does mean the dynamic can change faster than people expect.

Many long-term homeowners hesitate not because the market is bad, but because they are waiting for clarity. They want to understand whether they are stepping into strength or uncertainty.

When buyer affordability improves, sellers often step into strength.

That does not guarantee bidding wars.

But it can increase negotiating power, reduce risk, and create momentum.

The Western MA & Northwest CT Factor

Our local markets do not move exactly like national headlines suggest. Towns like Westfield, Southwick, Granby CT, and Simsbury CT each have their own inventory patterns and buyer behavior.

In a supply-constrained micro-market, a modest rate drop can have an outsized impact.

That is why looking at national news alone is not enough. Local leverage is built on local conditions.

On using Periscope for a virtual open house in Western MA – Lesley Lambert, Western MA REALTOR

open houseSometimes we host an open house and for whatever reason, it is a bust. Either no one shows up or very few people do and you are left sitting there for a couple of hours with not much to do.

How do you fill that time? Real a book, play on Facebook, wander about, call a friend? Yesterday I had a slow open house and decided to use my time to develop some new marketing and allow people to view the house without attending.

I hosted a virtual open house using the video app, Periscope, to give the home exposure to a wider audience. Periscope is a video sharing app that is connected to Twitter.  When you start a Periscope feed it creates a tweet that alerts people what you are sharing.  I used the #westernma hashtag to make sure that people in my area saw the post, as well.  At one point I had over 45 viewers of the feed.  Granted many of them were not from this area, but several were and were asking me questions about the house.  Even if none of these people buy the property, I am using my open house time to market my skills to my followers in Western MA.

I ran into this system today, the Smart home by SmartThings.

You can set up your house to run via voice commands or your smartphone.  Want to make sure the space heater or window a/c are on before you get home?  Use your phone to set it.

Want to know when the kids come and go or be able to turn on a light?

The starter kit is less than $300 on Amazon. 

I am very interested in this…might have to invest in it to bring my home up to the proper level of “geekiness” for this real estate geek girl.

If you know me at all, you know that I love Twitter. I love it so much I co-created a network called the #twitterqueens.

Lately, though, I have been missing the “Twitter of old”. When I first joined Twitter, it was an underground social media experiment of sorts. It wasn’t indexed on Google and most people had barely heard of it. That lent itself to allowing those of us pioneers to get some time to mingle. When I first began, it was exciting to have all these new people following me. I soon realized, however, that while the number of followers can fool you into feeling popular, many of these people never actually TALKED to me. I gravitated towards others who wanted to socialize and converse and have made some powerful and amazing relationships (including meeting my boyfriend @mmpartee).

Twitter has always been my favorite social media platform because it is quick and agile and everyone’s experience is defined by who they follow, so each stream is unique. That being said, I have been spending less time on Twitter and couldn’t quite put a finger on why.

Last night I figured it out. I tweeted that I missed when people on Twitter tweeted at me with conversation and not sales. I longed for the day when the stream was more than an endless pitch of blog posts and ponzi scams. Was I ever gratified when out of blue several people started actual conversations with me. Many of them are “old twitter friends” and several were people I had never chatted with. I was energized and excited that Twitter could still hold that positive result for me.

I tossed out that we should create a movement to take back the “Twitter of old” by committing to strike up at least three conversations on Twitter a day.

I added that I thought we should use the hashtag #3Tweets to be accountable to each other.

My plan includes doing some Twitter pruning for the first time ever. I never really felt the need to thin the herd before, but after last night, I feel like it is time to create space for conversations with people who want to engage.

Of course I use social media venues, including Twitter to share my blog posts and business ventures. BUT….I still talk with people most of the time. If you are using Twitter as one neverending commercial sales pitch, say goodbye to me now while you still can.
