The Home Showing Mistake Sellers Overlook in Western Massachusetts and Northwestern Connecticut (And Why It Matters More Than You Think)

If you’re preparing to sell your home in Western Massachusetts or Northwestern Connecticut, you’re probably thinking about the big things — pricing, staging, decluttering, and making sure everything is clean and presentable.

Those things absolutely matter.

But there’s one detail that almost no one talks about… and it can have a surprisingly strong impact on how buyers experience your home:

Lingering cooking odors.

Not bad smells. Not anything obvious.

Just everyday cooking.

Why Smell Matters More Than You Think

When buyers walk into a home, they’re not just evaluating square footage or finishes. They’re reacting to how the home feels.

And smell plays a big role in that.

In today’s real estate market — especially here in Western Massachusetts and Northwestern Connecticut — buyers are moving quickly and making emotional decisions within seconds of walking through the door.

If the home smells “lived in” in a way that feels heavy, lingering, or unfamiliar, it can subtly shift their perception.

They may not say it out loud.

But they’ll feel it.

And that feeling can be enough to impact how long they stay, how they respond to the space, and ultimately whether they see themselves living there.

The Problem with Everyday Cooking

Here’s where it gets tricky.

Most sellers assume this only applies to strong or obvious odors — things like fish or heavily spiced dishes.

In reality, I’ve seen this happen with completely normal meals.

Garlic.
Shallots.
Oils used in sautéing or frying.
Even something as simple as fried rice or a homemade risotto.

These smells can linger far longer than expected. They settle into soft surfaces, hang in the air, and create an environment that feels less neutral to a buyer walking in for the first time.

And once that first impression is formed, it’s hard to undo.

Why Candles Don’t Solve It

A quick word about the go-to solution.

Lighting a candle doesn’t eliminate the odor. It layers over it.

Which is how you end up with something like… rose-scented fried rice.

Not exactly the impression you’re going for.

Buyers aren’t looking for a home that smells like perfume. They’re looking for a home that feels clean, fresh, and easy to step into as their own.

What Sellers Should Do Instead

If your home is on the market — or about to be — it’s worth being a little more intentional about what’s happening in your kitchen.

Simple adjustments can make a meaningful difference:

Avoid cooking strong or aromatic meals before showings
Allow time for proper ventilation if you do cook
Keep windows open when possible to circulate fresh air
Focus on creating a clean, neutral environment rather than masking scents

These are small shifts, but they support a much bigger goal: helping buyers walk in and immediately feel comfortable in your space.

A Local Perspective That Matters

This is something I see regularly in homes throughout Westfield, Southwick, and across Western Massachusetts and Northwestern Connecticut.

It’s not something that shows up in a checklist or a standard staging guide, but it absolutely affects buyer perception.

And in a market where first impressions matter more than ever, these subtle details can influence how your home is received.

Thinking About Selling? Let’s Make a Plan

Every home is different, and the strategy that works for one property isn’t always the right fit for another.

Frequently Asked Questions About Preparing Your Home for Showings

Should I avoid cooking completely while my home is on the market?
You don’t have to stop cooking entirely, but it’s smart to avoid strong or lingering odors before showings. Even everyday meals with garlic, तेलs, or spices can linger longer than expected.

How do I keep my house smelling fresh for showings?
Fresh air is your best tool. Open windows when possible, use ventilation, and focus on a clean, neutral environment rather than trying to mask odors with candles or sprays.

Do buyers really notice smells that much?
Yes — often subconsciously. Buyers form emotional impressions within seconds of entering a home, and scent plays a significant role in how a space feels.

What are the most common mistakes sellers make before a showing?
Beyond pricing and staging, small details like lighting, temperature, and scent are often overlooked — but they can strongly influence a buyer’s experience.
