Why do I need To inspect for radon in my new Western MA home? Hint: November is Lung Cancer Awareness Month

The  inspection period of buying a Western MA home is a critical point in this big decision, but it can also feel expensive and stressful.  Due to that, many home buyers start to question if they really need to do all of the inspections they have rights to.  The one that I get asked about most is the radon test.

Since radon is a naturally occurring gas, many people don’t understand why they need to be concerned and more specifically, why they need to test for it.

Why do I need To inspect for radon in my new Western MA home?

The National Cancer Institute gives these key points:

  • Radon is a radioactive gas released from the normal decay of the elements uranium, thorium, and radium in rocks and soil.
  • Radioactive particles from radon can damage cells that line the lungs and lead to lung cancer.
  • Radon is the second leading cause of lung cancer in the United States and is associated with 15,000 to 22,000 lung cancer deaths each year.
  • Testing is the only way to know if your home has elevated radon levels. Health authorities recommend radon testing and encourage corrective action when necessary.

November is Lung Cancer Awareness Month

Many people think that lung cancer is a smoker’s disease, but 15%percent of those diagnosed every year never smoked, and more than 50 % diagnosed either never smoked or haven’t smoked in years.

The good news is that a high level of radon is a curable issue.  There are systems that can be installed that will virtually remove the problem completely.

From the EPA’s Consumer Guide on Radon:

Radon reduction systems work. Some radon reduction systems can reduce radon levels in your home by up to 99 percent. Most homes can be fixed for about the same cost as other common home repairs. Your costs may vary depending on the size and design of your home and which radon reduction methods are needed. Get an estimate from one or more qualified radon mitigation contractors. Hundreds of thousands of people have reduced radon levels in their homes.

Inspired by the White House decorations of three former First Ladies, it’s a celebration of America that perfectly reflects a Washington tradition. Incidentally, while you are enjoying this Whip City version of the Holiday White House, stop at the Salvation Army and Athenaeum Giving Trees in the foyer and make this season brighter for less fortunate neighbors and/or our wonderful Athenaeum..

  • The Jasper Rand gallery:  Betty Ford’s “Vintage White Christmas, 1978”
  • The Elizabeth Stewart Reed Room: Laura Bush’s “Green Room, 2002”
  • The Great Hall: Hillary Rodham Clinton’s “Grand Foyer, 1996”

The other Giving Tree will have “ornaments” of items that the Athenaeum is in need of.

2012 Real Estate Sales Update for Park Square Realty

Written by Lesley Lambert · Categorized: Market Reports

Nov 15 2012

MA has 2nd biggest increase in home sales in October

Good news Massachusetts!

Home sales are on the rise and for the 18th straight month, homes put under agreement were up over the same month last year.

This is the 2nd biggest increase in Massachusetts home sales since 2007. This news from the MAR Report:

Single-family pending home sales were up 35.9% compared to October 2011
This is the second biggest increase next to the final month of the home buyer tax credit in April 2010
Single-family month-to-month pending home sales were up 6.45% from September 2012
Condo pending home sales were up 42.99% compared to October 2011
Condo pending month-to-month home sales were up 6.56% from September 2012

While we still have some distance to cover in the housing recovery, these signs are good and things in Massachusetts real estate are looking better!

Here is the answer to the perennial question: How is the market in Western MA?

I get asked almost daily how the market is in Western Massachusetts.  Instead of just answering with platitudes, I like to have some concrete information to give people…I think that is why they asked in the first place.

So I am happy to be able to tell you that according to Park Square Realty, our listings sold numbers are up 25% over 2011 before we even finish the calendar year!

real estate market in western ma

These sales reflect only through October 2012, which means the grand total will be higher, but I didn’t want to wait to share the good news!

What this means if you are a seller:  the market is slowly recovering and home prices are stabilizing in most areas of Western MA.  More homes are selling than previously and right now the news for you is even better because our inventory is really low!  If you are considering making a move, get your home on the market now and you will have less competition and more qualified and motivated buyers.

What this means if you are a buyer:  home prices will soon be on the rise and the house you want will cost more.  Interest rates are at a lifetime low right now, what more incentive do you need?

I am the Top Agent for listings sold in 2011 at Park Square Realty.  I have a 24yr track record of proven results and I utilize unique marketing techniques that other agents don’t understand.  If you are considering putting your home on the market, I hope you will give me a chance to interview for the position of “The Agent that Got Your Home Sold”!
