Why I like working on short sales in Western Massachusetts by Lesley Lambert, Short Sale Specialist

It is unfortunate that short sales are still a part of our day to day life in Western Massachusetts real estate, but a fact that cannot be denied.

Working on short sales is difficult for a number of reasons:

– the emotions of the seller are exposed and high
– the homes usually need work and/or have been abandoned
– the negotiations have added levels of legality
– the process takes much longer
– many cooperating agents (representing buyers) do not have a lot of short sale experience
– the buyers don’t always understand the process
– the entire process can take six times (or more) longer than a traditional sale

All that being said, I actually enjoy helping sellers sell their home via short sale in Western MA.

When people are in a tough spot they need a helping hand and they need someone they can trust. I try to be that person. When people are afraid or confused, they need guidance and patience and lots of empathy. I try to provide all of that. When people are experiencing the kind of financial hardships that lead up to pre-foreclosure, they need someone who understands their options, who can connect them with a team of legal and financial professionals and they need help. I give them all of that.

I do it for a number of reasons. I do it because I was once in their shoes. I do it because it is the kind thing to do. I do it because it helps in many ways: it helps them move on without going through foreclosure, it helps the neighborhood, it helps the lenders and it helps my community as a whole. I do it because I can and because I should.

A while ago I received a call from a gentleman who had a condominium for sale in Northampton with another agent. It was a short sale and had been on the market for months with no movement. FHA Changes Regulations – May Allow Those Involved with Foreclosure to Become Homeowners Within One Year

The FHA recently announced “Back to Work – Extenuating Circumstances” which may allow those who had been involved in a short sale or foreclosure the ability to get an FHA mortgage loan as soon as one year after the event.

WHAT DOES THAT MEAN?

In addition to meeting all FHA mortgage criteria, applicants will also have to demonstrate that they experienced an economic event that was the circumstance that caused the reduction in income.  Additionally they will have to participate in specialized housing counseling and be able to demonstrate that their situation has improved and income is steady.

This is good news for people in Western MA who may have been involved in a foreclosure or short sale that was caused by a loss of work, illness, divorce or other severe circumstances.

These changes were spelled out in HUD’s Mortgagee Letter 2013-26 which you can view here.

Five Short Sale Tips for Homeowners in Western MA

If you are in danger of foreclosure or owe more on your home than it is currently worth, then a short sale may be a good option for you.  Before you decide, however, watch this short video that outlines the top five short sale tips that homeowners in Western MA should consider before they sell their home with a short sale.

#1- Short sales are not right for every home owner in Western MA. 

#2- It is critical that you hire a Western MA REALTOR who has short sale experience and a proven track record.

#3- Short sales are marketed traditionally and will be competing with traditional listings.  You must make the property as competitive as possible.  Clean up, de-clutter and put your best foot forward.

#4- This is an extensive process that requires many steps and a lot of paperwork.  It is imperative that you stay on top of the transaction.

#5- Have a team in place that includes a short sale attorney, an accountant and a financial planner.

Yesterday’s Abouthom.es Girls video was a chance for me to share why I work so hard to help people avoid foreclosure with short sales in Western Massachusetts.
