Stoney Hill Condominiums, Westfield, MA Market Update (Past 18 Months)

Over the past 18 months in Stoney Hill Condos in Westfield, MA, there have been 7 closed sales, with an average sale price of $326,500 and an average list price of $319,214. The average price per square foot came in around $206, with homes averaging about 35 days on market and going under agreement in just over 10 days. Sale prices ranged roughly from the low $320s up to $350,000, depending on size, condition, and updates.

With only about 80 units in the entire complex, seven sales over 18 months is actually a pretty active pace. Things don’t sit here forever, but they also don’t turn over constantly, which is part of what keeps the community feeling stable and established.

What I’m seeing is exactly what you would expect in a community like this. Updated units — especially ones where kitchens, baths, and flooring have been touched — are pushing toward the higher end of that range. The highest sale is a good example of that. Units that are more original or need cosmetic updates are still selling, but buyers are factoring that in. There is a noticeable spread depending on condition, and buyers are savvy about it.

The other interesting piece is timing. Homes are averaging about a month on the market, but going under agreement much sooner. That tells me that once the right buyer finds the right unit, they move — but it may take a little time for that match to happen.

Western Massachusetts Doesn’t Rush Spring

Western Massachusetts doesn’t flip from winter to spring. It sort of negotiates its way there.

You’ll still see snowbanks piled up in the corners of parking lots, gray and stubborn, like they’re not quite ready to let go. And right next to them — if you’re paying attention — you’ll see the first shoots pushing up out of the ground. Not blooming. Not even close. Just showing up.

I think that’s why it has always stuck with me.

Growing up here, nothing really arrived all at once. You didn’t wake up, and suddenly everything was different. It was always a process. Slow shifts. Small signs. You learned to pay attention, or you missed it.

And maybe that’s why people who are from here — or who choose to stay — tend to be the same way. We don’t rush things. We don’t force big, dramatic changes if they’re not ready. We adjust. We move forward a little at a time. It’s not flashy, but it’s steady.

It shows up in the way the light changes just a little later in the day. The way people start walking again, even if they’re still in heavy jackets. The way everything feels like it’s stretching after a long pause.

When I was younger, I don’t remember ever “waiting” for spring. We just noticed it when it started happening. And it always did. Not perfectly, not all at once, but steadily, year after year.

That’s Western Mass in March. A little bit of winter is still hanging on, and a little bit of something new is starting underneath it.
