Subscribe to My Podcast! Keeping It Real In Real Estate

So months ago I decided to launch a podcast and recorded several editions and then hit a hiccup when I couldn’t seem to get iTunes to pull the feed.  I spent a lot of frustrating time emailing the iTunes help and then when I couldn’t parse what the heck they were telling me, I decided I should give up and go sell a house.

Fast forward to this past weekend.  I am on vacation and for some reason I decide to Google myself (it only tickles a little).  Lo and behold, smack in the middle of page one is my iTunes channel for the podcast I had given up on!  Apparently at some point the feed was approved and either I missed the email from iTunes, or they didn’t send one.

So, now that there is an actual way for you to subscribe, I have added a new podcast today to the several that were previously recorded and I plan to add content regularly.

PodCamp Western MA 5? How can this be my FIFTH?

In several weeks I will attend my favorite social media event of the year: 

PodCamp Western MA.

I am stunned to contemplate that it is my fifth time attending this event, it seems incredible that It can be so many years since my first.

 

Here is a list of my previous experiences:

Whether you take the time to read all of these posts or not, I hope you will appreciate my fervor for this event is not exclusive.  There are so many other people that I have met and befriended who feel the same way, which is really the greatest part of the function.

If you have never been to an un-conference event before, then you owe it to yourself to make this your first.   If you have, then you owe it to yourself AND all the other attendees to come and share!  These events are only as good as the people who show up and decide to open up their expertise and learning with others who crave the same learning.

Some of my favorite moments at PodCamps have been totally spontaneous and exciting because of the unplanned nature of the sessions.  We won’t spend much time laboring over slide shows (although there may be some), but you can bet that we will have a lot of question and answers and open circle discussions.   There will be laughter, eye-opening learning and networking of the very best kind.

We are blessed here in Western Massachusetts to have this simmering little hot bed of technology lovers (geeks) who really love to get out in the late winter and share, share, share!

Guest Bloggers Wanted!

Are you in a real estate affiliated field and would love an opportunity to reach a new audience without spending a ton of money?  Then you might be who I am looking for!

 

I have been blogging along here all by my little self for about five years now and I got to thinking that it is time to grow and share.  Some new content on topics related to home ownership, home maintenance, home enjoyment, Western Massachusetts, etc. would be a great addition to my current offerings.

Are you an: inspector, decorator, stager, property maintenance person, contractor, organizer, attorney, lender, accountant, insurance provider, remodel-er or other real estate and home related professional?  Then I want to hear from you!

Home owners welcome, too!  I would love personal accounts of your home buying, home selling and home ownership processes.  We can all learn together!

 

It is easy!

Simply write a short account on any topic that you feel passionate and educated on.  Supply it to me in any format, even cut and pasted into the body of an email is fine.  If you have an original photo to attach, even better, but not necessary.   Be sure to send along your professional contact information.  I will proof read, edit if necessary and take care of posting it with links back to your website so that your new readers can find you.

If you have a blog that you would like new content on, I am happy to return the favor with a guest post on any real estate topic that you might find informative to your profession.

Preparing Your Home For Sale: Wallpaper and Paint

This is the time of year that people in Western Massachusetts start thinking about putting their home on the real estate market. When they do, the smart ones invite their trusted REALTOR in to give advice on staging prior to listing the home.

I have been on many of these types of appointments in Western MA over the past couple of months and inevitably there is one main thing that needs to be addressed: paint.

Such a simple thing, paint, but not easy. It is messy and time consuming and hiring professionals can get pricey, but let me tell you something…you need to do it!

Even a home that is already fairly neutral will benefit from a fresh coat of paint, but most homes haven’t been painted in years or are decorated with colors that might turn off potential buyers.

Now, if you have wallpaper on the walls we have a whole other issue. Buyers HATE wallpaper. Yes, that expensive paper that you have loved is a deterrent to the sale of your home. No, the buyer can’t “just deal with it”. The buyer will buy a house without wallpaper and with a fresh coat of paint! The wallpaper needs to come down, the walls need a coat of neutral (but not cold) paint.

The last issue I encounter often is the paneled basement rec room. Most paneling is dark and while you might feel that lends to the coziness of the room, most people think it looks dated and cave-like. Removing the paneling is expensive, but this can get a coat of paint, too! Prep the paneling with a primer like Kilz and then paint with regular paint over that.

The next question is what color to paint. Here is some advice from an article on AOL Real Estate:

Repainting the Kitchen

In the kitchen it’s good to stay in the orange, red and yellow colors. It is said that they work because they’re food related, but remember to keep them soft and neutral.

Repainting the Bathroom

Paint should be light in these smaller spaces with pops of color brought in with accessories.  Creamy tans and warm beige tones work best.

Repainting the Bedroom

No bright colors here as this is the quiet sanctuary.  If a bath is attached, keep the colors in the same palette.

In general:

Remember that white is too stark and is a turn off to buyers.  Think warm and comforting while still being neutral.
