Are You Aging Your Home? Maintenance tips for your Western MA home in 2014

An out-of-shape house is older than its years and could lose 10% of its appraised value, says Mack Strickland, an appraiser and real estate agent in Chester, Va. That’s a $15,000-$20,000 adjustment for the average home.

 

But good maintenance can even add value. A study out of the University of Connecticut and Syracuse University finds that regular maintenance increases the value of a home by about 1% each year.

 

So if you’ve been deferring maintenance, or just need a good strategy to stay on top of it, here’s the simplest way to keep your home in good health.

 

Focus on Your Home’s #1 Enemy

 

If you focus on nothing else, focus on moisture — your home’s No. 1 enemy.

 

Water can destroy the integrity of your foundation, roof, walls, and floors — your home’s entire structure. So a leaky gutter isn’t just annoying; it’s compromising your foundation.

 

Keeping moisture at bay will improve your home’s effective age — or as Dr. Oz would say, “real age” — and protect its value. It’ll also help you prioritize what you need to do. Here’s how:

 

Follow This Easy 4-Step Routine

1. When it rains, actively pay attention. Are your gutters overflowing? Is water flowing away from your house like it should? Is water coming inside?

2. After heavy rains and storms, do a quick inspection of your roof, siding, foundation, windows, doors, ceilings, and basement to spot any damage or leaks.

3. Use daylight savings days or the spring and fall equinox to remind you to check and test water-related appliances like your washer, refrigerator, water heater, HVAC (condensation in your HVAC can cause leaks) or swamp cooler, and sump pump. It’s also a great time to do regular maintenance on them. Inspect any outdoor spigots and watering systems for leaks, too.

4. Repair any damage and address any issues and leaks ASAP.

Don’t procrastinate when you spot minor leaks or drips inside your house. Ongoing small leaks can slowly erode pipes and fixtures, and even cause mold and mildew issues you won’t notice until it’s too late.

 

Say you’ve got a bit of cracked caulk around the kitchen window. It may not seem like much, but behind that caulk, water could get into your sheathing, causing mold damage and rot. Before you know it, you’re looking at a $5,000 repair that could have been prevented by a $4 tube of caulk and a half hour of your time.

 

 

Once you settle into a routine, it becomes easier to handle other maintenance tasks, which will only do more to protect and enhance your home’s value. Plus, you’ll get to know your home better, which will help you spot other one-off problems, such as termites and other wood-destroying insects, that can cause costly damage.

 

If You Want to Take Home Maintenance to the Next Level . . .

 

If you’re a geek about home maintenance like we are, and you want to do more than water patrol, these ideas will help you keep your house in great shape.

 

Give yourself an incentive to do maintenance. Maintenance is your springboard to sexier projects like a kitchen remodel or basement makeover. So plan a room-per-year redo. This way you’re maintaining, fixing, and improving. For example:

 

In your basement:

  • Check for dark stains that could signal plumbing leaks. If you find any leaks, fix them.

    Check your ductwork for leaks that are wasting energy.

    Clean the lint out of the dryer vent. The machine will last longer, and you’ll help prevent fires.

    Caulk and seal basement windows to stop air leaks.

    Once your space is moisture sealed, you can start converting it into a family room or other livable space.

    Add a basement ceiling.

    Brighten it up with paint.

 

In your kitchen:

 

  • Clean out all the cabinets, then wipe them down. It’s a great way to purge and get organized.

    Take a good look under your kitchen sink. Remove all the wastebaskets and cleaning supplies to help you spot any leaks, and fix them.

    Pull out the fridge to give that yucky alcove a thorough cleaning. Check the drip pan for moisture that can spawn mold growth.

    Update cabinet hardware and adjust hinges if necessary.

    Re-caulk the seam between your backsplash and wall to keep moisture out. To give your whole kitchen a low-cost facelift, how about a new backsplash?

    Re-paint the walls using paint with a tough, semi-gloss sheen that stands up to repeated cleanings and resists moisture.

 

Keep a maintenance fund. Some sources say you should save 1% to 3% of your initial house price annually to pay for maintenance. On a $200,000 house, that’s $2,000-$6,000 a year. Yeesh, that’s a big nut.

 

Alternatively, make it a goal to save enough money to do a major replacement project, so the bill won’t catch you off guard. Probably the biggest single replacement project you’ll have is your roof or siding.

 

You can build up this fund over several years by paying yourself a monthly assessment — whatever you can manage. Keep it in a separate account to avoid the temptation to tap it for hockey tickets or other impulse buys.

 

If you need to replace the roof before you have a fund, an equity loan is an option. But consider very carefully.

 

 

If you’re practicing maintenance in the way we’ve outlined here, you won’t need $2,000 per year to manage your home’s natural aging process. Some routine tasks, such as cleaning rain gutters and changing furnace filters, could cost you $300 or less per year.

 

Your house takes care of you — not just for shelter but as a financial asset. Return the favor and keep it hale and hearty by caring for it with regular maintenance.

Top Ten Tuesday – Top Ten Things to do in Western Massachusetts in October

October is my favorite month and a fabulous time to enjoy the beauty of Western Massachusetts!

When I am not busy showing houses, getting houses on the market and doing all things Western MA real estate, I love to get outside and enjoy October in Western Massachusetts.

With that in mind today’s TOP TEN TUESDAY list is the Top Ten Things to do in Western Massachusetts in October:

#1- Pumpkin patch picking. Western MA is rich with farms and agriculture and it seems there is a pumpkin patch around every corner this time of year.  Put on your boots and jeans and head to your favorite farm to wander the field and find the perfect pumpkin.

#2- Take a bike ride.  Western MA is home to several awesome rail trails which make for a wonderful time biking, walking or roller blading.  Here in Westfield we have a gorgeous rail trail, the Columbia Greenway.

#3- Corn Mazes.  There are a lot of great corn mazes in Western MA this time of year.  Some are pretty straightforward while others create an entire theme with scavenger hunts included.  My family and I make an annual trip to Mikes Maze in Sunderland, MA.  This year’s theme is “The Dali-rama”.

#4- Seasonal goodies.  Western MA is also home to a lot of great local bakeries.  This time of year you can enjoy pumpkin and apple goodies in every shape and form.  Delicious pies, muffins, cakes, soups, cider, flavored coffees… you name it!  Don’t blame me if you put on weight!

#5- Apple picking.  Another favorite family adventure is apple picking.  There are a lot of great places to visit, but my favorite apple farms are in Granville, MA.  Nothing beats a crisp apple fresh off the tree!

#6- Leaf peeping.  Just a ride down your town’s main street will give you some beautiful autumn foliage, but if you are in the mood for a leaf peeping foliage drive, there are some amazing fall foliage rides in Western MA.  If you can’t get out you can take a virtual foliage tour with MassVacation.

#7- Granville Harvest Fair.  This is the quintessential small town harvest fair.  Craft show, food vendors, building tours….all set in the bucolic Village of Granville, MA.  Held Columbus Day Weekend.

#8- Hiking.  October is my favorite time to hike.  The crisp fall air invites exercise and the foliage views reward the work.  My family and I especially love hiking at Mt. Tom in Holyoke, Noble View in Russell and Sugarloaf in South Deerfield.  This list of ten great hikes in Western MA was published for the summer, but would be even better in the fall!

These next two are definitely more for the kids in your house, not my favorites, but I know the kids in the area love these!

#9- Fright Fest at Six Flags New England.  Turning Halloween into a season instead of just a day.

#10- Hayrides and Haunted hayrides.  I enjoy the former, not so much the latter, but the kids flock to these haunted hayrides.  There are many in the area to enjoy.

Top Ten Tips for Selling Your Western Massachusetts Home in the Fall by Lesley Lambert, Western MA REALTOR

It’s Top Ten Tuesday and it is also the first day of October!

We are into my favorite part of fall and I wanted to share with you why this is a great time of year to put your Western MA home on the market!

TOP TEN TIPS FOR SELLING YOUR WESTERN MASSACHUSETTS HOME IN THE FALL

#1- IT IS BUSY!
Most people think that spring is the best time to sell their home, but that is not always the case. Very often the fall is our busiest sales time of year.

#2- GREAT TIMING
With the kids back in school and summer vacations out of the way, people can turn their attention to making a move. The weather is nice and Western MA is scenic in the fall.

#3- CURB APPEAL
Fall can be a wonderful time to make your house pop in the curb appeal department. It is said that yellow flowers are the best to use in front of a house for sale, so yellow mums are perfect. You can also use some festive grasses and pumpkins and don’t forget a festive fall themed wreath! I do not recommend that you use a lot of cartoon blowup decorations or extreme Halloween decors. Think classic New England Autumn for the largest appeal.

#4- PRICE
If you get the price right then you should experience a great demand for your Western MA home for sale in the fall.

#5- WEB APPEAL
Curb appeal is important, but so is web appeal! Make sure you hire an agent that knows how to use the internet and social media channels to give your home maximum exposure.

#6- MOVE IN READY
Buyers today want a house they can move into without repairs or major renovations. Paint in neutral taupes and make sure flooring is modern and neutral. Edit any decor that is too extreme in style and remove personal items for a clean, retail look.

#7- SCENT
Fall scents are so cozy and welcoming. Make sure your house smells lovely before a showing. You can bake an apple pie (if you are good that way) or think of pumpkin, spice and other autumn scents.

#8- DEMAND
There are buyers who have been looking all summer and didn’t find the right house. Getting yours on now at the right price and looking great will catch their attention as a fresh option.

#9- LESS COMPETITION
Since most people think that spring is the best time to sell, many Western MA homeowners are waiting until next spring to put their house on the market. That means less competition for you! The buyers are still out there and the rates are holding at all time lows, the demand is there and you will be the supply!

#10- HOLIDAYS
Doesn’t the idea of being in your new home for the holidays sound great? It does to buyers, too! Get the jump on your Western MA home for sale by following these tips and you can make it happen!

What Back to School Means for Western MA Real Estate

Well, it is back to school time in Western Massachusetts!  I put my two girls on the bus for their first day yesterday, which signified the end of another summer of “Camp Real Estate” for them and the return of daytime sanity for me!

While you may share my relief at the return of school, you are probably wondering right now…”What does that have to do with real estate?”.

Well, in Western MA it means the beginning of what is historically the hottest real estate season in the year.  I know, you thought Spring was the best time to sell a house in Western MA, but you were wrong!  Historically we do more business in the fall than  in the spring.
