Stoney Hill Condominiums at 419 Southwick Road, Westfield, MA 01085 is a beautiful community of condominiums.  I can tell you that I am an authority on this list because I live at Stoney Hill!  My daughters and I love our lifestyle at Stoney Hill Condominiums and our neighbors do, too!  Here is a the list of the top ten reasons to love living there!

#1- Lush landscaping.  The grounds are ample, lush and create a serene sense of privacy.

#2- Maintenance free living!  The lawns are mowed, the streets are plowed, the exteriors are painted and you don’t do any of it!

#3- Beautiful pool.  The pool is a great benefit during the warm months!

#4- Golf course.  Fun 9-hole golf course for the enthusiast.

#5- Tennis and basketball courts.

#6- Private rear decks with gardening allowed!

#7- Three home styles available: ranch, cape and colonial.

#8- Every unit has a garage.

#9- Plenty of extra parking.

#10- Wonderful people!

What Back to School Means for Western MA Real Estate

Well, it is back to school time in Western Massachusetts!  I put my two girls on the bus for their first day yesterday, which signified the end of another summer of “Camp Real Estate” for them and the return of daytime sanity for me!

While you may share my relief at the return of school, you are probably wondering right now…”What does that have to do with real estate?”.

Well, in Western MA it means the beginning of what is historically the hottest real estate season in the year.  I know, you thought Spring was the best time to sell a house in Western MA, but you were wrong!  Historically we do more business in the fall than  in the spring.

Prepping for an Open House – Go Pro-Active

Everyone does open houses, and most agents have a traditional approach to the process.

Typically an agent will determine a date and time, place an ad in the Sunday paper, put out the open house sign and wait in hopes someone will show up.

I prefer to use the open house as a marketing opportunity and like to get pro-active to make sure that the event gets the maximum exposure possible.

6 Curb Appeal Ideas to Make You the Star of Your Western MA Neighborhood

Since curb appeal strongly influences home values, spring and summer are a good time to spruce up your yard, especially if the neighbors are trying to sell their home.

How much value can neighborhood curb appeal add to your Western MA home? Having nice landscaping adds $1,777 in home value when you’re selling your home, according to data collected in a HomeGain.com survey about how home improvements boost home value.

Curb appeal works in the other direction, too. If a for-sale house down the block is sporting some bad curb appeal, it could sell for less than it might otherwise. And that comparable sale drives down the value of your home.

We couldn’t find any data on how much the average buyer discounts his offer when the neighbors haven’t painted their house since 1979, but we do know nobody pays top dollar to buy next door to a house that looks like the “before” picture in a siding ad.

Here are 6 quick exterior projects you can do in a day or two to add to your home’s value and neighborhood appeal.

Landscape for curb appeal by re-sodding bare spots, trimming shrubs, and adding colorful spring flowers to your front yard.

Add some outdoor lighting for curb appeal to highlight your beautified yard after dark.

Pitch in with the neighbors to rent a power washer for a day to give your sidewalks and deck a little care and maintenance. Be gentle and careful if you decide to use the power washer to clean your home’s exterior; you can easily blast things off your house, like the paint, or get water into siding seams.

Clean your siding, whether it’s brick, wood, or vinyl, by using a long-handled, soft-bristled brush, soap (trisodium phosphate), and water.

Create a little cool curb appeal with house numbers — that is, dress up your address.

Freshen up the look of winter-ravished patio furniture with new pillows, a bright umbrella, or a colorful tablecloth to give the impression to anyone at the open house that the neighbors have fun parties.
