Foreclosure Options: Help for Those Fearing Foreclosure on their Western MA Home

Falling behind on your mortgage is one of the most stressful experiences you have.  The sense of helplessness is overwhelming at times and you wonder how you will ever solve your financial worries.

With the threat of foreclosure on your Western MA home, you may wonder if there are options or help available to you.

Fannie Mae has put together a new interactive video called “Ways Home”  to help homeowners with their foreclosure questions about late mortgage payments, forebearance plans, load modifications and payment plans.

From the site: You’ll play the part of a homeowner—in real-life, everyday situations—who is struggling to make their payments and avoid foreclosure. Make decisions about what you should do, and experience the positive outcomes or negative consequences of the choices you make. Helpful tips and advice are also included along the way.

Fence makes bad neighbor in Western MA

OK, so it is possible that the following tale was an accident, but I seriously doubt it.

A client of mine is purchasing a home for her children and herself and found a good deal on a bank foreclosure in Western Massachusetts.  We have gone through all the hoops and are at the end run hoping to close before the end of the year when we get a call from her attorney telling us that there is a title issue.

It seems that when the survey was done by the bank, it was discovered that the next door neighbor’s driveway and fence is a bit more than three feet onto the property we are trying to purchase.

Well, these things happen, you say (as did I) until we recalled that the driveway and fence in question appear to be brand spanking new.

I am speculating here, but am fairly sure of myself in thinking that these people next door took advantage of the vacant property status to enhance their own property holdings.

My buyer still wants the home, so now we have embarked on an attempt to reach the neighbor to get the proper paperwork signed to protect my buyer from liability, etc.

But seriously, assuming that my guess is right: what gall!

Foreclosure is enough of a problem in your neighborhood without causing easement, title and legal disruptions.  Reducing the size of your neighbor’s yard will not increase your property values as their sale is the current comparable for value and if you lower their value you lower your own.  If you can’t do the right thing just because it IS, indeed, the right thing, then at least consider your own property values.

Foreclosure Guidance from REALTORS

As a member of the National Association of REALTORS, I have access to a lot of helpful information on trends, current events and programs for foreclosure prevention and guidance.

Several of these tools are available to the public, as well. If you are investigating your options in a foreclosure situation, please make sure that you are reading reputable information and speaking with reputable people. It is a sad by product of these times that many seedy people and underhanded companies have cropped up offering loan modification and foreclosure assistance. You must take great care before working with any of them as it could potentially cost you a lot of money, money I would safely presume that you do not have to spend in these difficult times.

First and foremost, your trusted area REALTOR who has extensive experience not only in your marketplace but specifically with short sales and foreclosures is to be leaned upon as a trusted resource. It is our commitment to assist those in need of help during these hard times and for many of us, a source of pride that we are able to, in some small way, give people some much needed help, support and guidance through a very stressful time.
