What a year it has been for the Westfield, MA real estate market! We started off a wee bit slow, then got hectic with the first time home buyer credit. We spent the summer wondering where the buyers were even as interest rates went to all time historic lows and now when it is usually slow for the holidays we are hustling to help buyers get into homes for the New Year! As a real estate agent with Park Square Realty in Westfield, MA I have experienced a lot of difficult markets, but this year really takes the prize.
It can’t be described as a normal year in the real estate market of Western Massachusetts, but Westfield came out with good news at the end of the year.
This report will show you that home values are up in Westfield, in fact they are significantly higher than Agawam, West Springfield and Holyoke. Additionally, distressed home sales and foreclosure filings are down in Westfield. These two factors combined forecast improved conditions for Westfield, MA home owners.

As we move into 2011, it is my honor to be entering my 23rd year as a real estate agent in Western Massachusetts. At this time of year, I enjoy reflecting back on my clients and spend time thinking how they might be enjoying the holidays in their home. Although we don’t always have time to see one another, you are in my thoughts always and I am only a phone call or email away if you want to say hello!

How Much is one Short Sale Worth?
Last year I wrote this post about being hired by a woman who found me on Google while searching for a short sale REALTOR in Western Massachusetts and asked for my help with her short sale in Chicopee, MA. She had tried to hire other agents, and none of them would take the listing.
I took that listing and within six months, I had that home sold to a buyer who used me as their agent.
The seller had a friend who was also in danger of foreclosure and she gave him my name to try to sell his property, which is also in Chicopee, MA with a short sale. That home closed yesterday.
From a real estate agent’s point of view, those three closings took much more effort, time and patience than a “traditional” sale, but they were three transactions that I wouldn’t have had if I didn’t say that I would help that first client.
Like everyone else, I have to earn a living, but I get paid in better ways when I am able to help with a short sale. I get paid in gratitude and satisfaction. I get paid in the knowledge that I helped someone move on to the next phase in their life. I get paid in knowing that I am, in some small way, helping with the foreclosure crisis in America.
One short sale is worth a whole lot.
