When people first reach out to me about downsizing, they’re often surprised by the first conversation we have.
We don’t spend an hour talking about what their house is worth. We don’t start by looking at listings. We don’t even talk much about real estate. Instead, we talk about what’s changing in their life.
Maybe the house has become too much to maintain. Maybe the kids are grown and the extra bedrooms are sitting empty. Maybe retirement is around the corner, or they’re hoping to move closer to family. Whatever the reason, the decision to downsize is about much more than buying or selling a home.
After helping homeowners in Western Massachusetts and Northwestern Connecticut through these transitions for more than 38 years, I’ve found that almost everyone starts with the same three questions.
Where Will I Go?
Some people already know the answer. They have a second home they’re planning to make their primary residence. Others know they want to be closer to children or grandchildren. Those decisions make the planning process a little easier.
For most people, though, this is the biggest unknown. They know their current home no longer fits the life they’re living today, but they haven’t figured out what comes next.
The good news is you don’t have to have every answer before you begin planning. Exploring your options is part of the process, and there are usually more possibilities than people realize.
What Am I Going to Do With Everything?
This question comes up every single time.
Whether you’ve lived in your home for ten years or forty, you’ve accumulated a lifetime of belongings. Some of them are easy to part with. Others carry memories that make the decision much more emotional.
The important thing to remember is that you don’t have to sort through an entire lifetime in one weekend. Starting early gives you the freedom to make thoughtful decisions instead of rushed ones. You can keep what truly matters, pass treasured items on to family, donate things that can help someone else, and let go of the rest at your own pace.
Where Do I Even Begin?
This may be the biggest question of all.
People often feel overwhelmed before they’ve even taken the first step. They know they need a plan, but the process feels so big that they don’t know where to start.
That’s exactly why I encourage people to begin the conversation long before they’re actually ready to move. You don’t have to call me because you’re ready to list your house next week. You can call because you’re thinking that maybe, someday, your current home won’t be the right fit anymore. That’s a very different conversation, and it’s one of my favorite parts of my job.
Together, we can talk through your goals, your timeline, and the options available to you. Once you have a plan, what once felt overwhelming starts to feel manageable.
The goal isn’t to have every answer today. The goal is simply to know what your next step should be. Once you have that, everything else starts to feel a little less overwhelming.
