Paint it and Pack it Up! One REALTOR’S advice on getting your home SOLD!

I am just back from a series of three broker’s open houses.  Each REALTOR was looking for us to send honest feedback to their motivated homeowner.  For two out of three of the homes, the feedback was the same:  clean it up!

 

Even after 20 years in real estate, I am still surprised at how many REALTORS and homeowners do not take the initiative to stage the home for sale.  Here is what I tell my homeowners:

1- You are moving anyways, so start packing EVERYTHING you don’t use on a day to day basis.  Then tuck away the stuff you must have around.

2- Regardless of when you last painted, take the artwork down and get a fresh coat of neutral.  Re-hang only the most neutral and decorative pieces.

3- Re-arrange the furniture for traffic flow and remove pieces that obstruct.

4- No personal items: no family photos, no wierd knick knacks, no embroidered pieces…neutralize the decor to look like a show room in a furniture store.

5- Devil is in the details: loose doorknobs, bad faucets, heating grates that rattle, stained showers, animal smells…these must be addressed prior to hitting the market.

I have re-fitted dozens of listings in this way and gotten homes sold that sat and sat with a less motivated REALTOR.  If you have a house that needs to be re-freshed in a proactive way then get in touch for a personalized list of recommendations.

REO/BPO/CMA/MLS/CRS/UAG/PCG….WTF, Translation PLEASE!

I have just taken steps to re-enter the world of REO and BPO work.  I was having a discussion with a friend, filling her in on my newest ventures and she stopped me with, “Hold on!  I am feeling like you speak a foreign language…what the heck are you saying?”

This market has brought our business to the foreground of the media and I think we often take for granted that “laymen” understand our lingo.  We abbreviate everything and as my friend pointed out to me, sometimes we are speaking jibberish to the normal person. 

In the effort to clear up some of your questions, here is a small lexicon of abbreviations and their meanings…I hope it will shed some light for those normal people and serve as a reminder to us professionals to speak clearly!

REO=real estate owned by a lender

BPO= broker’s price opinion similar to a:

CMA=Competitive Market Analysis

MLS= Multiple Listing Service

UAG= Under Agreement

PCG= Price Change

FHA – Federal Housing Administration

FMR – Fair Market Rent

FMV – Fair Market Value

FSBO – For Sale by Owner

HML – Hard Money Lender

HOA – Homeowners Association

HUD – Housing and Urban Development

LLC – Limited Liability Company

LLP – Limited Liability Partnership

LTV – Loan to Value

NNN – Triple Net Lease

NOI – Net Operating Income

NOO – Non-Owner Occupied

OO – Owner Occupied

O/F – Owner Finance

P&S – Purchase and Sale

PITI – Principal, Interest, Taxes and Insurance

PUD – Planned Unit Development

REI – Real Estate Investing

Antique Afficionadoes, Flea Market Fans & Junkers Unite!

Brimfield Fair Hits Town September 3-7, 2008

Be sure to set aside some time to drive to Brimfield and scour the territory for your favorite knick knacks, furniture or garden pieces.  This show is world reknown as being THE place to find unique and well-priced antique pieces. 

I have been attending regularly for years and have purchased all types of things including: vintage clothing, a marble topped bureau that I turned into a bathroom sink, a wrought iron garden arbor, loads of small collectibles! 

Some advice if you have never attended:  wear sneakers (dusty, rocky paths), bring a wagon or a push cart & wear a backpack for hands free and easy shopping, bring small bills in cash, pack your lunch, have some loose idea of what you are looking for so you can skip the booths that don’t have it (otherwise you could take all day looking in one section), bring a friend!
