Thinking of selling your Western MA home? Give the buyers what they want!

Each year the National Association of REALTORS does a study to discover what today’s buyers are looking for in the next home they purchase. 

This study gets boiled down into a list of home features with statistics on the level of importance to the buyers.  This list can guide you in preparing your home for sale by alerting you to what areas of the home are most important to home buyers. Many home sellers make improvements to their home without considering what their potential buyers may want.  This can lead to costly improvements with minimal or no benefit in the sale of the home.

What makes the most sense is to tailor your improvements to you Western MA home towards what today’s home buyer is looking for.  For example: 65% of home buyers expressed that central air conditioning is important in the selection of their next home. Having a garage is a big asset as 78% of the buyers in the survey purchased a home with one.  Granite countertops were important to 20% of those surveyed and 17% preferred stainless steel appliances, but more important to these buyers was that the kitchen have an eat-in space and new appliances. Western MA: Park Square Realty has Good Real Estate Market News!

Western Massachusetts, here is some good real estate news!

Based on Park Square Realty’s Showdesk Tracking, during the same 3 month period from 2010 and 2011:

2011 showed 22 more pending sales (+ 61.1% increase).

This year, we had 262 fewer recorded showings on Park Square listings (40.4% decrease).. This means that we are experiencing less showings yet more sales.

The average Sale Price of a home represented by Park Square Realty in Western Massachusetts is up from $153,750 (in 2010) to $ 192,927 (in 2011) which is a 25.5% increase.

WHAT DOES ALL THIS TELL US?

Things are getting better in the Western MA real estate market!

– More Park Square Listings are selling… (great sign)

– Less Showings yet More Sales – this means buyers are buying quicker… (great sign)

– Average Sale Price is up 25.5%… (great sign)

This also means that it’s a really great time to put your house on the market (inventory is down and buyers are buying).

There is a basic SUPPLY & DEMAND issue… Less Supply = More Demand and the home sellers that move fast will be the ones to capture the market.

The Circumstance of Short Sales and Foreclosures

Going through distress in home ownership is one of the most stressful things a person can endure. Whether you are attempting a short sale, entering foreclosure or have already suffered a foreclosure on your Western Massachusetts home, these events do not define you.

These events are pivotal, yes, but they are also circumstantial and will run their course and be complete. It is your reactions and decisions made from these circumstances that will define who you are, not the event itself.

Circumstances are things that are very often beyond our control and can be defined very simply as “what is”. We needn’t be victims to these circumstances or even stay stuck in the circumstance unless we choose that.

George Bernard Shaw said, “People are always blaming their circumstances for what they are. I don’t believe in circumstances. The people who get on in this world are the people who get up and look for the circumstances they want, and, if they can’t find them, make them.” Smart man that Bernard Shaw…we are all in charge of our destiny, why not be in charge of circumstances, too?

If you are in a situation where you think you may need some help with a short sale in Western Massachusetts to avoid foreclosure, be proactive. Don’t make excuses, don’t hide from the reality. Face it head on and decide what your future will be. Take those circumstances and shake them up and find something that you can look forward to at the end of this circumstance.

For me, I looked forward to being able to manage my bills again, which a smaller home in Western Massachusetts would allow. I also looked forward to less home and land to take care of, thereby freeing up some time to enjoy. I had to move to a much smaller condominium when I sold my house, but it was mine to decorate as I pleased and create a nest for my daughters and I.
