Thinking of putting your Western MA home on the market? Do it NOW!

I got sunshine- on a cloudy day..... #lovesold...If you have been thinking of putting your home in Western MA up for sale you might want to move your timeline up to right now.

Common thought is the best time to sell your home is in the Spring, most people think April and May are the right time.  Following that timeline may not be your best plan.

There are several factors at play that make now a great time to get your home on the market:

Listing inventory is at a serious low level.  There are not many houses available and that means the buyers have less selection.  New inventory that is priced appropriately will get a larger percentage of “screen time” for these buyers.

According to a post by Keeping Matters Current, “The January National Housing Trend Report from realtor.com now reveals that inventory in January has decreased another 6.7% month over month and 8.7% year over year. This is occurring at the same time that buyer activity (demand) remains strong.”

The next piece to this puzzle is the buyer activity.  Mortgage activity is on the rise with a fresh pool of buyers getting ready to hit the market in March.  As reported by CNBC in their story about the rising mortgage applications, ” Spring generally brings more sellers to the market, but so far Realtors are not seeing enough new listings at affordable prices to meet the demand. ”

Buyers who are out looking right now are very motivated and serious about a home purchase.  They may need to purchase before they lose their low interest rate or perhaps are relocating.  Whatever the reason, they want housing NOW and there isn’t enough inventory to satisfy the current demand, much less the buyers in the wings who are getting pre-qualified now.

Waiting until the traditional “spring market” will mean there will be more homes on the market to and your edge will be reduced.

So, snow or no snow, these signs point to NOW being a really great time to get a jump on the competition and get your Western MA home sold.

Starting off the day with the words “Western MA Short Sale Approved”!

Getting a home sold in Western MA using a short sale can be a very time consuming and difficult thing, but with the right team in place, it can be done!

This morning I had a message from my short sale attorney’s office to tell me that another one of my short sale listings is approved for sale. This is great news for everyone involved: the seller will walk away with no debt and even a bit of money to secure an apartment, the buyer will get an affordable home to build equity, the neighbors get a revitalized home in their neighborhood which improves the home values and I get to know that I was able to help another person avoid foreclosure (yes, and a commission check, but that is secondary to me).

Did you know that depending on your type of mortgage, if you work with an inexperienced agent and get your home listed before working with your lender that you could forfeit thousands of dollars in relocation funding?  That’s right…certain lenders will give you relocation money at the closing of your short sale, but ONLY if you work in the right order.  Working with an agent that isn’t well versed in how short sales work could actually cost you money.

Short Sale Success – Seller Testimonial on Working with Short Sale Specialist, Lesley Lambert of Park Square Realty

Should I Short Sale My Home?I could tell you all about how hard I have worked to become knowledgeable and capable in the successful handling of a short sale in Western Massachusetts.

I could tell you, but you might not believe me.  You might think that I am simply using sale pitch or hubris to try to gain clients. 

Instead, I will tell you the story of my most recent short sale and then I will let my client tell you what she thought about the experience of working with me on her Western MA short sale.

My client, Kathy, lived in a Cape home in Westfield, MA.  She shared with her neighbor that she and her husband were divorcing and needed to sell the house, but were concerned because they were pretty sure they owed more on the home that it was currently worth.  The neighbor happened to be a friend of mine and she put the two of us together.

Instantly I could see that this sale would require not only kid gloves because of the high emotions (understandably) in place, but also would need persistence because it would certainly be a short sale and there were two lenders involved.  I worked with Kathy and her husband to put the right team of attorney and paralegals in place to help us navigate the short sale and we put the house on the market.

That was February 2013.  We got a very reasonable offer almost right away and by March 2013 we had the home under contract.  Now the short sale fun would begin….

Short sales always take longer than a traditional sale.  A traditional sale should take 45-60 days to complete.  Short sales in Western MA are usually about double that.  The buyers were ready to wait and the sellers understood the timeline and we began the seemingly endless paperwork.

Months ticked by….six months went by….nine months went by.  Finally in January of 2014 (after quite a few last minute problems) we were able to close on this Westfield, MA short sale.

This one was quite a bit longer than usual, but everyone hung in there and worked towards the sale of this short sale in Westfield, MA and we made it work!

Recently, I had a lovely handwritten testimonial note come to my office from Kathy.  This is what she had to say about working with me:

On Foreclosure, Short Sales and First Time Buyers in Western MA

The economy is creating a strange situation.  On the one hand, people are in tight spaces and are being forced to face reality and leave their homes via distressed sales like a Short Sale or Foreclosure.

On the other hand, home prices in Western Massachusetts have hit what many consider the bottom and interest rates are the lowest we are likely to to see in our lifetime.  This creates a great buying environment, especially for investors and first time buyers.

 

Here are some interesting facts that were brought up at the Massachusetts Association of REALTORS state conference earlier this fall…

 

– They just raised the “Right to Cure” in Massachusetts…. It’s a minimum of 150 days before and bank/lender can start foreclosure proceedings… (This is due to the volume of foreclosures)

– 1 out of every 3 properties in Massachusetts are distressed…

– 34% of all sales (2010) were first time home buyers…

– 13% of all sales are short sales …

– 27% of all sales are foreclosed properties.

– 22% of all sales are investment properties.

– 35% of all sales are cash sales.
